When planning your Dream Home budget, there are four main things to consider:
1) The Cost of Land: If you don't already own land, we'll help you factor this into your budget and even assist you in finding the right piece of land. Costs can vary based on location, size, and development level.
2) Land Development: This includes preparing your land for building, such as clearing, grading, obtaining building permits, and installing utilities like water and sewer or well and septic. We offer a free land evaluation to estimate these costs and ensure they fit within your overall budget. We also take care of all the land development for you, with no additional management fee’s. You pay what we pay, and not a penny more. As you shop around, make sure to ask what the builder charges to manage land development (it can make a significant difference to your overall budget). Some builders also expect you to manage and complete the development yourself, so be sure to ask!
3) The Cost of the Home: This is the price listed on our website for the floor plan you're interested in building. Our pricing includes a turnkey home, including kitchen appliances, HVAC, and no sales tax. Prices may vary by county.
4) Customizations and Personal Choices: Whether you want an all-brick home or a custom shower, we can accommodate your preferences. We'll provide you with a detailed breakdown of any changes or additions so you can plan and prioritize your budget accordingly.
